COLLECTING MONTHLY RENT
We don't stop working once your tenant moves in - we ensure that rent is
collected direct from the tenant together with any subsequent charges
applicable
REGULAR INSPECTIONS
Dependent on the letting term, your property will be inspected regularly to
ensure your home is in good hands. Written reports will be prepared and
forwarded to you with any comments and recommendations
INSURANCE
For your complete peace of mind, we offer a range of policies such as
additional cover for building and contents insurance or safeguarding against
legal action should you experience a problem with a tenant (link to insurance)
MAINTAINING YOUR HOME
Using only quality contractors, Blundells organise any minor or essential
repairs required for the property. We also inform utilities on possession and
change over, i.e. gas, water, electricity and council tax as a matter of
courtesy. |

REGULAR FINANCIAL INFORMATION
Unless requested otherwise, we contact you monthly with a full statement of
income and expenditure during the period. If you are overseas, we make
provision against income tax liabilities and advise you of relevant forms that
must be submitted to the Inland Revenue.
TERMINATING THE TENANCY
Prior to the tenant vacating the property, we issue the relevant 'Notice of
Possession' which protects your legal rights. A formal hand-back takes place
ensuring that any damages or inventory losses identified are charged to the
tenant against the deposit secured before rental.

If required, a full inventory can be prepared to ensure that all is in order
prior to tenants moving in.
